Public partner obligations | City of Split | Granting of exclusive right to build for use of the construction plot to the private partner. Leasing the hall under the terms of the contract. Regular lease payment for the use of the hall. Providing the private partner with all reasonable help, upon request of the private partner, in order to enable the private partner to obtain all necessary approvals and permits. Providing documents, approvals and permits for which it is responsible, including location permits for building a hall and commercial premises. Enabling the private partner to undisturbed disposal of municipal, construction and other waste on the appropriate landfill during construction of the hall and commercial premises, and municipal waste for the entire duration of the contract. Providing a private partner with the service of passage and transit for undisturbed access to the land from the existing road and performance of works under the contract. Payment of all possible taxes and contributions arising from the fact that the building rights are granted on land, as well as any tax and other charges (including turnover tax and court and notary costs), in accordance with the applicable laws and regulations, during the termination of the contract and the handover of the hall and commercial premises into its property and possession. Drafting project documentation for demolition of existing facilities and obtaining necessary approvals and permits. Drafting project documentation for the relocation of existing infrastructure and obtaining necessary approvals and permits. Execution of works on demolition of existing facilities and works on the location of the infrastructure network. Preparation of project documentation, obtaining necessary approvals and permits and execution of works at the location of the western entrance to the shipyard. Public partner fee | City of Split | 407,960.05 EUR per month | Monthly lease will be the only monetary fee for the constructed hall and commercial premises and for commitments undertaken under this contract, which the private partner will receive from the public partner for the duration of the contract. The lease for the hall consists of the price of the monthly lease and the contract of defined corrective elements, i.e. adjustment of lease liabilities due to: - changes in market conditions related to the consumer price index - change in the interest rate (EURIBOR). |
Private partner obligations | Financing, design, construction, management, maintenance, replacement of worn-out materials and elements and payment of indoor and commercial space energy. Regular payment of the monthly land use fee. Obtaining all necessary approvals and building and use permits for the hall and commercial areas.
