The purpose of this contract is to put the land owned by the town of Varazdin into full function in order to satisfy the needs of citizens in the areas of sports, recreation and culture.
Granting of the right to build, financing of all stages of the realization of the hall, which includes the design of the main and execution project, construction, management, maintenance, replacement of worn-out elements and payment of indoor energy, and the use or leasing of the sports hall.

Regular lease payments.
Providing assistance to a private partner for obtaining all necessary approvals and permits.
Providing documents, approvals and permits for which he is responsible.
Enabling a private partner to freely dispose of municipal waste to the appropriate landfill during the construction of the hall for the prescribed fee.
Providing a private partner with the service of passage and transit where necessary for the sake of undisturbed access to the land and performance of works under the contract.
The execution of all possible taxes and contributions arising from the fact that the building rights are granted on land, as well as all possible tax and other charges (including turnover taxes and court and notary costs), in accordance with the applicable regulations, when acquiring ownership rights and when terminating the contract and handing over the hall to its property and possession.
Payment of any fines and damages resulting from a breach of a contract by a public partner.
|Public partner fee||City of Varaždin||378,977.86 EUR per month||The lease is determined based on the total costs related to the responsibility of the private partner under the contract and based on the indicator (6-month EURIBOR). Due to changes in conditions on the rental market, they will be adjusted monthly in accordance with changes in the consumer price index.|

Financing of all stages of the realization of the hall, which includes the design of the main and execution project. Construction of the hall in accordance with the building permit. Management, maintenance, replacement of worn-out elements and payment of indoor energy for the entire duration of the contract, including payment of all municipal charges, taxes and surtaxes, and other charges. Payment of monthly fees for building rights. Acquisition of building permit with project documentation from the public partner. Obtaining funds to finance the construction of the hall. Providing insight into the public partner in the preparation of project documentation and in the realization of construction. Ensuring the hall of usual risks for the entire time of construction and use. Payment of any fines and damages resulting from a breach of a contract per private partner.
